You have the home loan sanction letter in your hand and have chosen your desired house. You have paid an advance amount on the same. Now, what do you have to do after this to complete the house buying process?
i) Payment of the balance amount of own funding
Let us imagine your house is of the value of Rs 5,000,000. You have paid Rs 50,000 as advance and the bank has agreed to pay 80% of the value. Now, your own funding will amount to the balance 20%, i.e. Rs 1,000,000. Since you have already paid Rs 50,000 you have to pay the balance Rs.950,000 now. Pay this and procure receipt for the same.
ii) Registration
Next, you need to register the house at the Registrar Office in your name. You will have to submit your photograph, the sanction letter and the receipt for payment of your own funding.
iii) Collection of documents from the Registrar
After 2-3 days, you will receive all the registered documents from the Registrar/ Builder.
iv) Submit documents to bank requesting them to make the payment to the Builder.
After you have got the documents, submit it to the banker and request them to make payment to the builder. Once this is done, you can get the possession of the house. In case, any other date is listed in the document as the date of possession, then you can take possession only on that other date so mentioned.
Buying a house involves various intricacies and it is vital you understand them at each stage to make sure no one cheats you.
In all real estate markets there are short sale sellers. For a variety of reasons, homeowners can be in the situation where they need to sell their home, but there isn’t enough equity for them to be able to accomplish their goal. These home sellers have the need, but they don’t know how to get help.
The real estate professional that can put themselves in the position to solve their problem can pick up 5, 10, or even 20+ listings every month. Before getting into how to market for these listings it’s important to understand some of the challenges that you will be undertaking by taking short sale listings.
Short Sale Listing Challenges and Solutions
Although this niche allows for a tremendous source of business it does have some of the following challenges.
Massive amounts of paperwork
A large percentage of them can fail
They can be very time intensive
The great part about these challenges is they can be solved easily, when you have a good system to follow.
The massive amounts of paperwork and the amount of time necessary to process a short sale can easily be outsourced. In fact, many of these processes can be contracted out to people who you don’t even pay until closing.
To overcome the battle of the ones that don’t succeed, it’s important to take advantage of the buyers calling on the listing. Every short sale listing you take should result in 1-3 additional buyers that end up in a closed transaction. Imagine for every listing you took, you 3 additional closings!
Marketing for Short Sale Sellers
Short sale sellers need help and they need help quickly. Most home owners in the position of needing someone to help them when they don’t have equity understand that they have a problem, they just aren’t sure how or even IF it can be solved.
Your marketing messages should be crafted around solving their immediate problem, alleviating their fear, and providing a solution at the same time.
For example take the following marketing message:
Don’t Lose Your Home To Foreclosure, I Can Sell Your Home in 59 Days…Guaranteed
Many home owners don’t understand the term “short sale” but they are aware that they could end up in foreclosure. You can use your marketing message on direct mail, pay per click ads, postcards, and your website. Let homeowners know that you are there to determine how you can help them and you will book fresh appointments weekly.

The first important point I would like to draw to your attention is this: if you use the cloud you are saving your information on a remote server. This means that you will be able to access that data remotely (with any luck). The good sounding thing about this is that you can easily share data. So, say, if you use accounting software and wish to share the data with someone then this is possible using the cloud.
The second point to make is that although the cloud can mean that you can share data easily you should look into the way that your data can be accessed. Is it stored safely? What safeguards are put into place by those running the servers? You must look into these sorts of issues if you are planning to make use of the cloud so that your experience is a positive one.
Thirdly if you are thinking about using ‘Software as a Service’ or ‘SAAS’ as it’s usually called by IT companies then you will need to have a deep pocket. For things like accounting software, traditionally done on a desktop computer, cloud service providers tend to make a monthly charge. On the face of it this can sound like a great deal when you are starting up a new business and funds are short, but over time you will probably end up spending much more that if you were to use a desktop based system for your accounts.
Fourthly you are at the mercy of the server if you use the cloud. Imagine for a minute what would happen to your data if the server was switched off, or if you defaulted on your monthly payment for some reason. If you were relying on the cloud to do your accounts you would be completely stuck. Would you be able to access your data at all? This is something you would need to discuss with your SAAS provider before you took up any contract.
The fifth and final point that I would like to mention is what happens when you close your business? Will you be able to access your data for free, or will you need to keep on paying a monthly fee to access your data even after you have ceased trading?
In conclusion, the cloud is an interesting phenomenon that is being aggressively promoted by IT companies. Using the cloud could mean that you would be able to work in a more flexible and enjoyable way. However, there are some very profound considerations to be thought through in order to keep yourself safe.
Like any other parts, the life of your motorcycle headlights is finite. This means that over time they will wear out. What should you do? Let’s investigate:
This has some impact on your safety, as when a bulb ‘blows’ it will leave you in darkness. In the daytime not a problem, but can you imagine trying to ride a bike in the evening or at night without a headlight? In this situation the sensible option is to change the bulb as soon as possible, but it’s what happens before a bulb finally goes that we’re interested in here.
Standard motorcycle headlights bulbs are commonly halogen bulbs with a tungsten element that is superheated to become white-hot and therefore give out light. This is OK, but a by-product of this old technology is mainly heat and not light and over time the tungsten element will literally burn away and leave a deposit on the bulb’s glass, weakening its brightness.
In this situation you’re less visible to other drivers and you have reduced visibility at night. The result of this? You’re less safe, thanks to this one small component.
It also works your bike’s battery harder, as older bulbs are energy-hungry as they need more and more power to run. This doesn’t affect your safety, but it will lead to a worse fuel consumption and more wear and tear on your battery.
So motorcycle headlights are a small component with a big role to play. If you think that you have ageing bulbs it is time to start looking at alternatives.
The best option is HID motorcycle headlights.
These are the ultra-bright xenon lights that are about 3 times brighter than standard halogen bulbs. Not only do they give you more light and more visibility, but they also use less power and won’t dim with age because they don’t burn anything; and so you’re immediately removing a weakened brightness due to build-up from the equation.
They are a bit more expensive than halogen bulbs, but you can pick one up from somewhere around 30 pounds. Bear in mind that this should last the lifetime of your bike! If you have an older bike just double check their compatibility before you buy as they are a very modern bulb and may not be available in a size that fits.
You could also choose LED motorcycle headlights.
Based on the humble LED, these guys also burn nothing and just emit light by passing electricity through a metal semiconductor. They are good for bikers as they light up immediately unlike any other bulbs which grow brighter as they ‘warm up.’ They are also very small which means that they make great indicator and brake lights too.
If you do serious mileage these could be the answer as they are very solidly built and have a minimum of separate parts and are therefore very resistant to vibration.
Again they are very energy-efficient and are brighter than halogen bulbs and so are a safe option, yet they lack the sheer power and brightness of HID bulbs.
Price-wise you’re looking at around 20 pounds per bulb.
These bulbs sound hi-tech, but actually it’s very easy to find them at a low price these days if you shop online. If you can just wait for a few days for delivery then you’ll find that you can save an awful lot over buying from the garage or motorcycle dealership.
Imagine you’re driving up to a Las Vegas Taco Bell, you just ordered your mexican food, and you’re looking forward to that employee that’s coming to the window to give you all your food, and all of a sudden they have a Burger King shirt on. And you’re wondering, “This is Taco Bell, right?”. That is one thing that is so important. When you have a Las Vegas window cleaning company that comes over and is there to clean your windows or power wash your drive way, you should know where they’re from.
When the Las Vegas window cleaning company shows up at your door they need to be representing themselves well. They need to have the uniform that represents their company. You want to know who they are. Typically the way a window cleaning company represents themselves will be the way that they’ll actually perform the work on the job. Their quality of work, their service, the professionalism they give you. The way a window cleaning company represents themselves will be a reflection on their work: the quality of their work and the professionalism that you will receive from them.
Consider this: you hire a Las Vegas window cleaning company, they come over, but one of the cleaners gets hurt. Someone falls off a ladder or something happens, and the next thing you know you’re getting sued. Why did this happen? People don’t even expect this when a company comes over. All they expect is the service to be performed and everything to be done to high safety standards. So one of the things you need to be sure of when you call a Las Vegas window cleaning company is do they have high safety standards. A window cleaning company needs to have Osha standards. They need to be safe on ladders, they need to be safe on any lifts that they might be using. They need to be safe with any poles that they might be using on the job.
They need to have workers comp – it’s so important that a company has workers comp – so that if a window cleaner does get hurt, they use the workers comp insurance instead of suing your homeowners insurance. As long as they’re properly insurance and they’re complying with osha standards, you should be fine, you should be working with a highly safety-approved company.
Here’s the first sign that you’re working with a bad Las Vegas window cleaning company: You’re on the phone with them and you’re asking them for service price and you’re asking them to set up an appointment and they’re arguing with you, or they’re pressuring you, you don’t want a company like that to wash your windows. You want to get off the phone with them immediately. When you hire a Las Vegas window cleaning company to wash your windows it’s very important that they treat you with utmost courtesy, respect, and kindness.
You want to work with a window cleaning company who is always there for you, and they show you that you are number one, because you ARE number one. You’re the customer and you’re their bread and butter. It’s so important that a company treats you well, that they’re there for you. They’re there when you call them, and they’re giving you service and quality. That window washing company should be willing to do anything for you! They should be willing to pet your dog. They should be willing to give you a massage while they’re washing your windows! You should be that important to them!
