The query is actually precisely why on earth do you inquire? Just what do you would like to know for? Did somebody point out it in a pub the other night or maybe have you seen the most up-to-date Derren Brown video clip on You Tube where he convinces some weak women that her vehicle has altered colour from Red to Yellow – I think? Or probably you are a master practitioner just like Mr Brown that wants to read what I think NLP is?

NLP or Neuro Linguistic Programming has been designed by means of studies of all those people whom are productive in their particular lives. These people are usually successful due to the fact they have learned by means of coaching or ‘programming’ their intellects (the ‘Neuro’ part) to respond to language use (the ‘linguistic’ bit). NLP is used by these kinds of effective communicators and high achieving men and women to command a number of areas of their particular lives to maximise their possibilities for achievement.
NLP is ultimately about self-discovery, about exploring your own identity or mission in life.

NLP provides a framework for understanding and relating to the ‘spiritual’ part of human experience that reaches beyond us as individuals to our family, community and the rest of the world. NLP is not only about competence and excellence it encompasses wisdom and vision too. NLP can therefore be defined as a set of insights and skills with which we can actively use our minds, emotions and bodies to run our own lives more successfully and to communicate with other people with ‘extra-ordinary’ effectiveness.
NLP is an ever-growing collection of information and insights, that can enable us to improve how we think, behave and feel – and assist others to do the same. Through the years, NLP has developed to include some very powerful tools and skills for communication and change in a wide range of professional areas including: counselling, psychotherapy, education, health, creativity, law, management, sales, leadership and parenting.
Every day we are faced with situations where what we say will have influence on an outcome whether that be positive or negative. What NLP seeks to do is to control that desired outcome with our use of language. An example of very basic NLP in practice is, your toddler is about to put their hand up to touch something hot on the stove. We have established (likely from previous experience) that if we yell to him or her “Don’t touch the stove it is hot!” – there is every chance he/she might take a split second longer than usual to process the full command. So, instead, you would say to them, “Come here right now!” which might make a massive difference if they are seconds away from pulling a pan of hot soup down on themselves!”
So, Neuro Linguistic Programming is essentially the use of various techniques that can be learnt by all to better understand our own responses and those of others to various stimuli and to then control future reactions to improve our lives for the better.

Smiles are very hard to come by and the willingness to accept the position in which we live is questioned. Such is the case for millions of needy children across the country. For needy children, it is very difficult for them to obtain what they need to survive daily. A simple roof over their heads or basic necessities is one thing, but they can only survive so long with those things at their disposal. There comes a point when there are more needs that must be met. Some of those needs are met with a simple donation.

Car donation charities fix donated cars to help deliver food or other supplies to children in need. A tax deduction is issued for all donated cars or property so both parties benefit from this gracious act. Whether it is a donation in New York, or a donation in Connecticut, the cause is the same.

A simple car donation goes beyond just delivering food to the needy.

Donated car funds are used to support hospitals that treat children for diseases, burns or other ailments. They also provide rides for students to go to after school activities. Selling a property to another real estate investor at a discounted price is called flipping properties, or wholesaling properties. This is the easiest and fastest way to make money in real estate investing.

So can you flip a property negotiated in a short sale with banks to another real estate investor?
This article analyzes the possibilities of flipping short sale properties.

In order to successfully flip properties, your selling price must be higher than your buying price in order to make a profit.

Wholesale real estate investing involves finding greatly discounted properties, then finding a buyer, usually a real estate investor to buy it.

Typically the buyer does all repair work, so it is necessary to sell it at a discount.

The profits can be as little as 00 to as much as ,000.
If situations allow it, you can negotiate with the lender so they sell the property for less than is owed on it. This is called a short sale.

You must close a short sale property within 30 days.

Let us explore different scenarios:
1)Assigning a contract
In order to wholesale a property, you can simply assign a contract to the real estate investor buyer.
For this, your contract needs to have the buyer “and or assigns”. Bank do not allow this clause, so you cannot use this method to wholesale properties.

2) Double closing
The next method involves buying and selling the property on the same table in a simultaneous closing, also called a double closing.

As a real estate investor, you walk away with the difference.
You can use the money from your buyer to close the first transaction, then use it to close the second transaction. A lot of hard money lenders did not mind this. Most of them do not accept this any more.

Also, most banks no longer allow you to use your buyer’s cash to close the first transaction. This means you have to raise the cash to close the deal.
You can get such transactional funding from hard money lenders, making this deal possible.

3)Seasoning issues
Of late, lots of bank are requiring that you hold properties at least 30 days before selling.
This means that you can get a hard money loan, buy the property and flip it 30 days later. Of course you must consider your closing and holding costs in this transaction.

Of course, this filters out a lot of deals that would have made you lots of money without this clause. A deal that makes you 00 to 00 does not fit into this category. Properties that make you more money are better for this type of transaction.

The reasons for having temper tantrums, are comparatively simple. Keep in mind, at the age of 1-3, when most kids will throw tantrums, their world is fairly easy, as is their manner of ordering it, and putting things in their place.
Youngsters have tantrums as a result of they are tired, pissed off, seeking attention, or probably because they’re returning down with something, or they are trying to gain control over their daily activities.
Naturally, a parent can’t perpetually be on the market when their toddler needs to be picked up, played with, or half of what you are doing. And for the very young, explanations that “Mommy is busy”, simply are not going to be enough. What you’ll do though, is supply them an alternate, like “Mommy is busy right now, would you wish to draw some footage for a whereas?”
It also helps if you learn to avoid fatigue tantrums, by recognizing the signs of a tired child. Which will cause a more intense exhibition of temper. The key to successfully managing toddler tantrums, is to not lose your own temper in the process. Remain cool and calm. If you can’t, put the child in their outing spot and move out of reach, till the worst of the storm has passed.

Whether you’re packing to go for a walk to the park or your planning a trip across country, when your travelling with toddlers packing poses a problem.  How to pack light travelling with toddlers is a little more difficult than packing for an infant.  Toddlers need stimulation in the form of toys and snacks not to mention the clothes and equipment.  Toddlers require almost constant attention and need supervision almost all the time.

This will depending largely on where you’re going, how long you’re going for and how you’re getting there?  Whatever the answers you will need to consider all the possibilities.  If you travel with kids, things to keep on hand all the time include diapers, spear clothes and sanitary items.

It is often not a matter of how to pack light when travelling with toddlers it is more a question of how to pack effectively.  No matter what you have to plan for the unexpected that is likely when you travel with kids.  Things to keep in mind when planning for your trip is that you can’t predict everything so it is better to prepared.  Start planning and preparing early, don’t leave it to the last minute.  Write yourself what to pack travel checklist and cross of the items as you get them.  Put those items aside and get them ready for packing so you don’t misplace them and have to rush at the last minute.

? Sanitizer wipes -these are the best option for cleaning up any mess when it comes to your kids.
? Toys / books – to keep your toddler entertained, long trips can be very hard on children so you want to provide adequate stimulation.
? Clothes – enough for two changes a day.  You never know what accidents or spills will happen so take a change of clothes on the plane, boat or in the car as well as two changes per day.
? Sun hat – a sunburnt toddler is not going to be fun on a long trip.
? Juice boxes, sipping cup – something that won’t spill, you also want to keep hydration levels up when travelling.
? Food – snacks for the trip
? Laundry soap / pre-laundry stain stick – This could be a lifesaver for removing nasty stains while away from home.
? Car seat – this is essential for travel by car or plane.
? Stroller – another item that will help you enjoy your time as you won’t be worried about carrying your toddler or them having to walk long distances.
